- Location: Within 2 miles of any major University campus (20K+ enrollment)
- Product Type: Garden, mid-rise or high-rise (Class A or B)
- Size: Greater than 400 beds with a value of $10M - $50M
- Criteria: Core + assets with under market rents/operational upside or value-add assets within walking distance to campus that will benefit from renovations/conversion
